Object size: approx. 20,000 square meters

Characteristic: The modernization of the existing shopping center in the heart of Opole and transformation into a modern one. The object designed in 70's by 'Miastoprojekt' in Opole by Arch.Wojciech Niedzwiedzki was built in early 80's and at that time was the biggest shopping center in Poland.

The construction technologies and materials used in a building process that were available by author's and performer were typical of 'passed times'. For that reason after over 20 years of exploitation the building was in bad shape and many of its systems were in general disfunction. During the demolition works, the object was deprive of outer galleries and ramps that after over 20 years of exploitation fail, or did not fulfill theirs constructional task.

Shopping arcade alongside the building front Ozimska Street was reconstructed and joined to the shopping area. In the result of modernization of the object asbestos elements from the façade have been removed. The steel structure of the building, originally relatively whip, causing certain exploitation disturbances in the past, was significantly firmed and stiffened. The modernization considerably changed the architecture of the building, giving it the completely new expression. The exterior elevations and interior details has been reconstructed with modern technologies.

Unfortunately the limited budget of the project caused many compromises. For example, instead of sandstone and granite lining, we had to design elevation made of structural plaster which imitates the stone pretty well.

Fire safety and environmental protection matters were very deeply considered. The whole structure of the building was guarded by the fire safety facilities, sprinkler heads, smoke removal system and fire signaling. The separators in sewage line and acoustic screen by the ventilation devices were also applied.

The object is located in the downtown of Opole. Land development change established general order of the surroundings of the 'OPOLANIN' building and improved its function and increased the number of parking lots (up to approx. 200). The 'OPOLANIN' building has three stories. The level of a basement contains lower shopping gallery open to Ozimska Street, warehouse and social-technical back yard.

At the first floor there is multi-spaced TESCO mega store, the second floor contains upper shopping gallery and the third one - "SPOLEM" Company offices. The vertical communication is provided by elevators, travellators, escalators and traditional staircases, which are also fire safety ways. The building is fully adjusted to the disabled person.
