Land investment is located in an oval shape of the Warta Poznan stadium area which has about 65 600 sq.m. It is bordered on the north side with the Olimpijska Street, on the south side with grounds of the POSiR sports center and Chwialkowskiego Street, on the west - with the areas of the city market, and Dolna Wilda Street, and on the east side with the AWF.
The presented approach assumes that the area of potential investment becomes a regular rectangle with a total area of 107 560 sq.m. The concept also assumes that the city market will be moved into another location, and in its place, along the Dolna Wilda Street, on north-south direction a green urban boulevard with a width of approximately 30m will be designed.
The second boulevard would be designed on extension of the green lane on Maratonska Street. This boulevard has the opportunity of continuing in the green areas of POSiR center and in the direction of Jan Pawel II Park. The third green boulevard, which will have an insulating character, will have the north - south direction and is proposed in the eastern part of the complex.
The entry and exit from the complex is designed on Maratonska and Dolna Wilda Street, through the Olimpijska and Chwialkowskiego Street. It is proposed an internal system of road net what is subordinated to the arrangement of greenery. There is proposed some parking area on streets, but with a relatively intensive buildings, it will be necessary to organize the underground garages.
The main green corridors in the north – south direction are connected with the green boulevards in the direction of east - west with the green squares at the intersections, of which in two places are proposed small ponds. This allowed to create the four shape groups, each of which is penetrated by the green boulevards.
Buildings (of varying height) are designed in a way that allows to create gardens on the ground floors of buildings, connected with the playgrounds or the boulevards.
